Re: McCormick East — A Phased Approach to Planning for McCormick East

Thank you for the opportunity to comment on the City's Housing Action Plan. I commend the City and
its consultants on the well thought out document - a lot of good work went into preparing it. Regarding
the planning for the McCormick East area, we request the opportunity to plan for the area in two
phases. The first phase is the property directly adjacent to the Stetson Heights community, and the
second phase is the property on the south side of McCormick Woods Drive and across from the fire
station.
North (Phase I) Tax Parcel # 102301-3-008-2002
We intend to work with the City during the 2024 Comprehensive Plan update to change the zoning from
R2 to R3, which would allow the existing Stetson Heights community to continue south to McCormick
Woods Drive. This would allow for land use continuity and to provide less expensive housing than the
current zoning for McCormick East. There may be the potential to for +/-15% of these homes to be a
combination of:
• 34' wide lot front loaded lots w/ detached / 24' wide homes
• 30' wide alley loaded lots w/ detached 20' wide homes
• front loaded lots w/ paired homes ("duplex" units)

We suggest this area be designated in the 2024 Comprehensive Plan Update for future sub -area
planning to guide the development, with the goal of providing zoning that will allow a mix of commercial
development and middle housing.
