THIS SPACE RESERVED FOR RECORDER'S USE
THE GRANTOR EUGENE C. CALDWELL and LEAH M. CALDWELL, husband and wife,
for and in consideration of TEN DOLLARS and other valuable considerations
in hand paid, conveys and warrants to RANDY J. DUBOIS, a single man,
the following described real estate, situated in the County of Kitsap State of
Washington:
That portion of the Northeast quarter of the Southwest quarter of Section 35, Township
24 North, Range 1 East, W. M., described as follows: Beginning at a point where the
Westerly margin of Sidney Road intersects the South margin of Tremont Street as platted
in the plat of Sidney's Land Co.'s Second Addition to Sidney as recorded in Volume 2
of Plats, Page 9, records of Kitsap County; thence Westerly along the South margin of
Tremont Street 134 feet; thence South 130 feet; thence Easterly to the West margtn of
Sidney Road; thence Northeasterly along said West margin of Sidney Road to point of
beginning; EXCEPT the North 10 feet thereof conveyed to Kitsap County for road purposes,
under Deed bearing Auditor's File No. 447699.
This deed is given in fulfillment of that certain real estate contract between the parties hereto, dated September 4
tg 79 , and conditioned for the conveyance of the above described property, and the covenants of warranty herein con-
tained shall not apply to any title, interest or encumbrance arising by, through or under the purchaser in said contract, and
shall not apply to any taxes, assessments or other char es levied, assessed or becoming due subsequent to the date of said
contract. EXCISE TAX PAID; RECEIPT NO. 6b90.
