A RESOLUTION OF THE CITY OF PORT ORCHARD, WASHINGTON, GRANTING FINAL
PLAT APPROVAL FOR A 38-LOT AND THREE TRACT PLAT KNOWN AS ELDON TRAILS
DIVISION 3.
WHEREAS, on July 26, 2007, the Kitsap County Hearing Examiner approved the
preliminary plat for a subdivision known as McCormick Woods Preliminary Plat/PUD Phase V;
and
WHEREAS, on February 17, 2012, the City of Port Orchard Community Development
Director issued a SEPA Mitigated Determination of Non-Significance for the McCormick Woods
Phase V Development as a requirement of the Final Environmental Impact Statement (FEIS) for
the Planned development of ULID #6; and
WHEREAS, on February 14, 2017 the first Division of the McCormick Woods Phase V
plat, now named Eldon Trails Division 1, for the subdivision of 33 lots, 19 tracts and public right-
of-way received final plat approval from the City Council and was subsequently recorded with
the Kitsap County Auditor; and
WHEREAS, on May 9, 2017 the second Division of the McCormick Woods Phase V
preliminary plat, now named Eldon Trails Division 2, for the subdivision of 54 lots, 5 tracts, and
public right-of-way received final plat approval from the City Council and was subsequently
recorded with the Kitsap County Auditor; and
WHEREAS, on May 19, 2017 an application was submitted for the final plat of the third
Division of the McCormick Woods Phase V preliminary plat, now named Eldon Trails Division 3,
for the subdivision of 38 lots, three tracts, and public right-of-way; and
WHEREAS, the Director of Public Works has determined that the proposed means of
sewage disposal and water supply are adequate and recommends approval of the final plat;
and
WHEREAS, the City Engineer recommends approval of the final plat; and
WHEREAS, the City Community Development Director recommends approval of the final
plat; and
WHEREAS, the City Council finds that Division 3 of the McCormick Woods Phase V plat,
now named Eldon Trails Division 3, conforms to all terms and conditions of the preliminary plat
approval and that said subdivision meets the requirements of Chapter 58.17 RCW and other
applicable state laws and local ordinances; and

WHEREAS, the City Council finds that Eldon Trails Divis ion 3 conforms to the applicable
zoning requirements and Port Orchard's Comprehensive Plan; now, therefore,
THE CITY COUNCIL OF THE CITY OF PORT ORCHARD, WASHINGTON, HEREBY RESOLVES
AS FOLLOWS:
THAT: The Port Orchard City Council approves the final plat for
Eldon Trails Division 3, as illustrated and as legally described in
Exhibit A, attached hereto; and
FURTHER THAT: The Eldon Trails Division 3 subdivision shall be
governed by the terms of approval of the final plat, and the
statutes, ordinances, and regulations in effect at the time of
approval for a period of five years after final plat approval unless
the City Council finds that a change in conditions has created a
serious threat to the public health or safety in the subdivision.
PASSED by the City Council of the City of Port Orchard, SIGNED by the Mayor and attested
