The following is a summary of an Ordinance approved by the Port Orchard City Council at their regular
Council meeting held June 24, 2002.
ORDINANCE NO. 1860
AN ORDINANCE OF THE CITY PORT ORCHARD, WASHINGTON,
AMENDING PORT ORCHARD ZONING ORDINANCE NO. 1748; TO
CLARIFY PLANNED RESIDENTIAL DEVELOPMENT CRITERIA.
Copies of Ordinance No. 1860 are available for review at the office of the City Clerk of the City of Port
Orchard. Upon written request a statement of the full text of the Ordinance will be mailed to any
interested person without charge. Thirty days after publication, copies of Ordinance No. 1860 will be
provided at a nominal charge.

AN ORDINANCE OF THE CITY OF PORT ORCHARD, WASHINGTON
AMENDING PORT ORCHARD ZONING ORDINANCE NO. 1748; TO
CLARIFY PLANNED RESIDENTIAL DEVELOPMENT CRITERIA.
WHEREAS, the City Zoning Ordinance provides for Planned Residential Developments
with the intent that they are to provide for greater site design and flexibility then generally possible under
conventional zoning regulations; and
WHEREAS, the City Zoning Ordinance lists criteria for which the Planned Residential
Developments may be approved by the City Council; and
WHEREAS, the intent of the City Zoning Ordinance is to use a Planned Residential
Development as an option and not a requirement, now, therefore;
THE CITY COUNCIL OF THE CITY OF PORT ORCHARD, WASHINGTON DOES
ORDAIN AS FOLLOWS:
SECTION 1. Section 1; Part 83; Subsection 6 of the Port Orchard Zoning Ordinance is
amended to read as follows:
b: A planned residential development shall be granted only if the proposal shall:
1) benefit the community more than if the project complied with the established standards,
guidelines, and policies, and
2) clearly specify residential and other land uses through detailed site plans, lot layouts, and
building elevations, andlor
3) preserve unique or sensitive physical features such as steep slopes and views and retain
natural vegetation. andlor
4) provide more open space and recreational amenities than would be available under
conventional land development practices, andlor
5) utilize creative design techniques to promote an uncluttered appearance such as a
variety of lot sizes, parking at the rear of sites and the provision of alleys, andlor
6) specifically demonstrate its benefit to the surrounding neighborhood and community at
large, andlor
7) specify the phasing of the development of a site, andlor

SECTION 2. Foot Note 5: "Planned Residential Development review is required in
the Residential Land Uses Table for Dwelling Units is deleted.
SECTION 3. Foot Note 6: "Planned Residential Development review is required for
all subdivisions" in the Residential Land Uses Table for Dwelling Units is deleted.
