A RESOLUTION OF THE CITY OF PORT ORCHARD
APPROVING A PRELIMINARY PLAT FOR SUBDIVISION
OF LAND AS SUBMITTED BY FRANK CHRISTEN
THE COUNCIL OF THE CITY OF PORT ORCHARD DOES
HEREBY RESOLVE:
THAT: Whereas, the applicant,.Frank Christen,
has requested a Preliminary Plat, to be known as "Cedar
Canyon Estates Division 2 and 3". (Legal Description -
Attachment "A"); and
Whereas, a public hearing was held on May 20,
1985 by the Port Orchard Planning Commission to consider
testimony and materials presented., and has recorded with
the City Clerk their decision setting forth findings of
fact, conclusions and recommendation for approval, (Planning
Commission Resolution No. 057-85 Attachment "B"); and
Whereas, a public hearing was held on June 10,
1985 by the Port Orchard City Council to further consider
findings of fact, conclusions and recommendations as presented
by the Port Orchard Planning Commission.
NOW, THEREFORE, the Port Orchard City Council does
hereby approve a Preliminary Plat for subdivision of land to
be known as "Cedar Canyon Estates Division 2 and 3", in
accordance with Revised Code of Washington and the following
additional conditions:
1) That all preliminary Plat requirements have
been completed and/or final Plat approval
granted within 36'months or the land
reverts to residential low.
2) Watermain to be 8" D.I. pipe to hydrant
and all other water pipe to be D.I.
3) Hydrants to be approved by Fire Chief and to
have storz couplings.
4) Storm drain plan to be approved before any
building construction.
5) Contractor to install curb, pave full width of
R.W. (less sidewalk) and install storm drain
before any house construction.
6) A 15' buffer to be established behind lots
1 thru 4 of Division 1.
7) That a 5 foot concrete sidewalk and curbs be
installed in conjunction with roadway construc-
tion.
8) That a covenant be recorded with the Plat that
would restrict the Plat to allow either one
single -family or one duplex per lot.

9) That the Preliminary Plat be bound to the
rezone.
10) That no construction or fill be permitted in
the vegetation area adjacent to Ross Creek.
PASSED by the City Council and APPROVED by the
Mayor of the City of Port Orchard this loth day of June,
1985.
