A RESOLUTION OF THE CITY OF PORT ORCHARD
APPROVING A PRELIMINARY PLAT FOR SUBDIVISION
OF LAND AS SUBMITTED BY S.R.V. CORPORATION
THE COUNCIL OF THE CITY OF PORT ORCHARD DOES
HEREBY RESOLVE:
THAT: Whereas, the applicant, S.V.R. Corporation,
his requested a Preliminary Plat, to be known as "STETSON"
(Legal Description - Attachment No. 1); and
Whereas, a public hearing was held on April 16, 1984
by the Port Orchard Planning Commission to consider testimony
and materials presented, and has recorded with the City Clerk
their decision setting forth findings of fact, conclusions and
recommendation for approval, (Planning Commission Resolution
No. 039-84 Attachment NO. 2); and
Whereas, a public hearing -was held on May 14, 1984,
by the Port Orchard City Council to further consider findings
of fact, conclusions and recommendations as presented by the
Port Orchard Planning Commission.
NOW, THEREFORE, the Port Orchard City Council does
hereby approve a Preliminary Plat for subdivision of land to
be known as "STETSON", in accordance with Revised Code of
Washington and the following additional. conditions:
(1) That an agreement concomitant with Preliminary Plat 4,
approval be signed and recorded., securing to.the
City the right to construct and assess for a
permanent sewermain; assuring that "No Protest"
wi.l'l be.made by the owners, their heirs and
assigns, against the formation of a U.L.I.D. to
provide same..
(2) A final plat, meeting all the requirements of this
resolution, shall be submitted to the City Council
for approval within three (3) years of the date of
approval.'
PASSED by the City Council and APPROVED by the
Mayor of the City of Port Orchard this 25th day of June, 1984.

A RESOLUTION BY THE CITY OF PORT ORCHARD PLANNING COMMISSION
RECOMMENDING THAT THE CITY COUNCIL APPROVE A PRELIMINARY PLAT, AS
SUBMITTED BY S.V.R. CORPORATION.
LEGAL DESCRIPTION: THE NORTHWEST ; OF THE SOUTHWEST 41 OF SECTION
2, TOWNSHIP 23 NORTH, RANGE I EAST, W.M., IN KITSAP COUNTY, WASHINGTON.
WHEREAS, the applicant has requested a preliminary plat, to be known as "STETSON",
and
WHEREAS, a public hearing was held on 16 April 1984, and that the Planning Commission
considered the findings of fact, the testamony and material presented at the hearing...
FINDINGS OF FACT
A SEPA checklist was submitted and received a declaration of non -significance.
The parcel was short platted into four lots in 1981. In accordance with
R,CW 58.17 the area included in an approved -short subdivison shall not be further
subdivided in any manner within a period of five years from the date of approval
of such short subdivision until a final plat thereof has been approved and filed.
The applicant is requesting a re -plat of the original parcel into eight single family
lots.
The property is located on the west end of Shamrock Lane and east of State
Highway 16. The property is zoned residential low. The proposed project is in
conformance with the zoning requirements and the comprehensive plan.
City water is located on Shamrock lane: An 8 inch main extention into the develop-
ment and a hydrant will be required.
The Kitsap..County Health Department has approved perk tests for the proposed
project. Storm -retention design and road design, to be approved by the City
Engineer.
CONCLUSIONS: Based on the findings of facts, the testimony and materials presented
at the public hearing, we therefore conclude that the granting of the plat, as request,
to be in harmony with the general purposes and intent of the zoning ordinance and
comprehensive plan.._.
BE IT RESOLVED, that the Planning Commission of the City of Port Orchard hereby
respectfully requests that the City Council approve the preliminary plat as request,
based on the findings of fact, the testamony and material presented at the hearing.
Passed by the Planning Commission of the City of Port Orchard on the loth day of
April 1984.
