AN ORDINANCE Of THE CITY Of PORT ORCHARD
AMENDING ORDINANCE N0. 1469 RELATING TO OPEN
STORAGE YARDS
�T THE CITY COUNCIL OF THE CITY OF PORT ORCHARD,
WASHINGTON, DOES HEREBY ORDAIN AS FOLLOWS:
SECTION 1: THAT Ordinance No. 1469, Section 4
(Definitions) is amended to read as follows:
ADD: OPEN STORAGE YARD: A land area of 2,000 square feet
or more used for the storage of any material,
including items for storage, sale, lease, processing
and repair (including vehicles), not in a structure
comprised of at least three walls and a roof. A lot
used for the sale of motor and/or marine vehicles is
not an open storage yard.
SECTION 2: Paragraph 6.1(B)9(f) Chapter Six,
Special Use Permits is amended to read as follows:
f. Open Storage Yards shall comply with the
following provisions, except as modified by the
City Council upon good cause shown, in addition
to applicable district regulations and other
conditions imposed by the City Council.
Location: The open storage yard should not
adversely affect adjacent properties which
are zoned residential.
Site Characteristics: The site shall not
store materials which can adversely affect
the neighborhood, which include, but are not
limited to the following: barrels of
hazardous materials, used automobile tires,
solid wastes; materials deemed a fire hazard
by the Fire Chief.
Screening: The open storage yard shall be
screened with a fence that will obstruct the
view or with suitable landscaping. The type
and quality of the fence will be reviewed by
the City Council to minimize visual impacts.
Exceptions: The following are exempt from
open storage regulations:
1. Outdoor christmas tree lots that are
located on site for less than 45 days.

Outdoor amusement rides, carnivals and
other festivals.
Storage of items by non-profit groups
that are on site for less than 7 days.
SECTION 3: Existing open storage yards, not
previously permitted by specific zoning actions of the City
Council, may remain for a period of twelve months from the date
of passage of this Ordinance. After that date, the existing
open storage yard shall either comply with the Ordinance that
has been issued appropriate zoning or shall be removed from the
site.
PASSED by the City Council and SIGNED by the Mayor
and Attested by the City Clerk in authentication of such passage
this 10th day of September, 1990.
