002-11 - Resolution - Granting Final Plat Approval for Falcon Ridge, 10 Lot SubdivisionIntroduced by: Requested by: Drafted by: Introduced: Adopted: RESOLUTION NO. 002-11 Planning Director Planning Director Planning Director January 11, 2011 January 11, 2011 A RESOLUTION OF THE CITY WASHINGTON, GRANfiNG FINAL FALCON RIDGE, 10 LOT SUBDIVISION OF PORT ORCHARD, PLAT APPROVAL FOR WHEREAS, on November 19th 2007 the Planning Commission passed Resolution No. 014-07 recommending conditioned approval to the City Council of the preliminary plat/rezone for a subdivision known as Falcon Ridge; and WHEREAS, on January 28th 2008, the Port Orchard City Council passed Ordinance No. 003-08 approving the preliminary plat/rezone and affirming the Planning Commission's recommendation for a 10 lot subdivision known as Falcon Ridge; and WHEREAS, on December 6, 2010 a final plat submittal was received for the Falcon Ridge Final Plat for the subdivision of 11lots; and WHEREAS, the director of public works has determined that the proposed means of sewage disposal and water supply are adequate and recommends approval of the final plat; and WHEREAS, the city engineer recommends approval of the final plat; and WHEREAS, the City Council finds that the final plat of Falcon Ridge conforms to all terms and conditions of the preliminary plat approval and that said subdivision meets the requirements of Chapter 58.17 RCW and other applicable state laws and local ordinances; and WHEREAS, the City Council finds that the final plat of Falcon Ridge conforms to the applicable zoning requirements and Port Orchard's Comprehensive Plan; now, therefore; THE CITY COUNCIL OF THE CITY OF PORT ORCHARD, WASHINGTON, HEREBYRESOLVESASFOLLOWS: THAT: The Port Orchard City Council approves the final plat for Falcon Ridge, as illustrated and as legally described in Exhibit A, attached hereto; and Resolution No. 002-11 Page 2 of 4 FURTHER THAT: The Falcon Ridge subdivision shall be governed by the terms of approval of the final plat, and the statutes, ordinances, and regulations in effect at the time of approval for a period of five years after final plat approval unless the City Council finds that a change in conditions has created a serious threat to the public health or safety in the subdivision.
